A standard 2-car garage flake floor takes 1 to 2 days on site. Day 1 is diamond grinding, crack repair, primer, base coat, and flake broadcast. Day 2 is flake reclamation (scraping off loose chips), sanding, and the polyaspartic topcoat. You can walk on the floor 24 hours after completion and drive on it after 48-72 hours. If you need a faster turnaround, our Polyaspartic-only system is a true 1-day install.
Acid etching uses muriatic acid to roughen the concrete surface chemically. It's fast and cheap - which is why low-priced installers use it. The problem: acid can't reach into oil-contaminated concrete, and it rarely achieves the CSP-3 surface profile that epoxy needs to bond permanently. Diamond grinding uses industrial grinding machines with diamond-tipped discs to mechanically profile the surface. It removes contaminants, opens the pores, and creates a consistent profile the coating can lock into. This is the single biggest reason some epoxy floors last 20 years and others peel in 18 months.
Yes. The garage needs to be completely empty - no cars, no shelving, no boxes, no fridges. Anything permanently mounted (like wall cabinets) can stay as long as it's 6 inches off the floor. If clearing space is a problem, we can recommend local short-term storage options. We'll mask the walls and seal off the garage door opening with plastic during grinding to contain dust.
Every residential flake garage install comes with a 1-year written warranty against peeling, delamination, and hot-tire pickup. If you see any of these issues in year one, we return and repair the affected area at no cost. The warranty covers workmanship and material defects - normal wear, UV fade on exterior-facing floors, or damage from chemicals outside the spec sheet isn't covered. We hand over the warranty document on completion, not buried in fine print somewhere.
